Protect the things you experience daily
Identify the surfaces you touch, the views you use and the rooms occupied longest. A coherent plan and comfortable light often matter more than an expensive feature used briefly. Assign investment according to the experience, not only the square metres.
Compare complete packages
A material price alone excludes substrate, detailing, installation and maintenance. Compare assemblies with the same scope before making a decision. Less expensive material can become costly when the installation is unusually complex.
Use samples to reduce uncertainty
Review junctions where different trades meet. A small mock-up can reveal alignment, colour and lighting problems before they spread across a room. Record the approved sample so procurement and site teams share the same reference.
Keep a change allowance
Renovations can reveal unexpected conditions. Discuss how variations are assessed and approved before work begins. A transparent change process protects the budget better than pretending that every hidden condition is already known.
